Welcome to 2026 in River Edge.

Before we sprint into the new year, it’s worth taking a quick second to appreciate what made 2025 such a great year here. River Edge felt active in all the right ways: neighbors showing up for local events, kids programs staying busy, and that steady small town rhythm that makes this place feel grounded even when everything else moves fast.

And from my side of things as a local agent, 2025 also showed how much people still want to be here. Buyers kept coming, homes that were priced right moved quickly, and it was another year that reinforced what most of us already know: River Edge is a place people choose on purpose.

Here’s to a fresh start, more community moments, and a year that feels even better than the last.

Upcoming Events

History Walking Tour through Historic New Bridge Landing

Kick off 2026 with a History Walking Tour through Historic New Bridge Landing (HNBL) on Thursday, January 1, 2026 from 1:00–2:20 PM at 1201 Main St, River Edge. Meet in the Meadow (marked #1 on the site map), then you’ll walk the grounds and finish with a personal tour of the Steuben House, plus toasts and refreshments to ring in the New Year. The tour is led by Deborah Powell (Bergen County Historical Society past president and HNBL State Park commissioner). Free parking is available, and you can also take the Pascack Valley Line and walk in. There is an admission charge that supports BCHS and their new museum, and they’re asking you to reserve ahead so they can plan refreshments (cash is ok). With 2026 tied to the start of the 250th anniversary era, it’s a fun, local way to start the year and learn something you probably didn’t know about a place you drive past all the time. Bundle up since it’s expected to be cold.

The 2026 River Edge Garbage and Recycling calendar

The PDF includes the full recycling rotation by district, plus key seasonal changes like summer garbage pickup twice per week (June 1 to August 29) and the vegetation schedule (April 6 to September 29). River Edge Real Estate in 2025: What I Saw on the Ground

If I had to sum up 2025 in River Edge, it would be this: prices pushed higher, and buyers still jumped fast on the homes that felt “done” and fairly priced.

Here are the numbers behind that story:

89 closed sales in River Edge in 2025
Average sale price: $1,002,452
Median sale price: $885,000
Average days on market: 23 days (median 14)
Sale to list: about 106% on average
About 73% of homes sold over list price

My biggest takeaway: it was a two speed market

Homes that were move in ready, updated kitchens, clean layouts, strong curb appeal, tended to sell quickly and often with competition.
Meanwhile, homes that needed real work still sold, but buyers were more cautious because renovation costs and timelines felt very real in 2025.

The top end got busier

What stood out to me was how much more action we saw above the usual price bands:
32 homes sold at $1,000,000 or more, and 12 closed at $1,500,000 or more. The high sale for the year reached $1.7M.

Where buyers came from

Most buyers were still from New Jersey, but there was a noticeable uptick in New York based buyers compared to 2024. That tracks with what I heard in showings: a lot of people were looking for more space, quieter streets, and an easier day to day routine while staying close to the city.
